When selling your property, your notary is required to verify the conformity of your residence by contacting the Bois-Franc Owners Association (APBF).

Compliance verification carries a fee of $140 for members and $210 for non-members. The amounts are invoiced to the selling owner.

If you plan to buy a residence at Bois-Franc, your notary is obliged to verify the compliance of the residence, unless it has already been done by the seller owner. That way you will not be responsible for the charges related to a non-compliance status.

Architectural Servitude

IMPORTANT

Since January 1^st, 2018, it is prohibited to use air conditioning or cooling devices using potable water without a recirculation loop

In order to comply with municipal regulations and the architectural easement relating to the prohibition of plastic slats, the mesh size of the fence shall be strictly less than 30 mm.

Landscaping

If you plan to landscape your sideyard or backyard, the following is required:

The City permit (Borough of Saint-Laurent).
A request for a derogation, which is needed to respect the Architectural Servitude of the Bois-Franc development.

To obtain a derogation, please contact the AOBF.

Upon the selling of your property, your notary is obliged to verify the compliance of your residence by contacting the AOBF.

The compliance verification comes with a general fee of $100 for members and $150 for non-members, charged to the selling owner.
